Payton Brown, Founder
Payton has a decade of experience in multifamily operations, financial analysis, capital markets and market research.
A Florida native, she began her career at Colliers International in Atlanta after earning a BS in Real Estate and a Minor in Mandarin Chinese from Florida State University. She managed the transaction and due diligence execution for $1.5B+ in deal volume and contributed to property valuations and market research. This experience afforded her invaluable insights into the intricacies of working at a brokerage firm through financial analysis, sales training, marketing initiatives, and transaction execution.
Seeking a more comprehensive understanding of real estate, Payton embraced roles in acquisitions at TBG Residential as well as asset management at Oakwood Capital, and most recently Sundance Bay. At Oakwood Capital, she directed asset management endeavors for a substantial nationwide portfolio encompassing over 4,800 units valued at $330 million. Subsequently, at Sundance Bay, she assumed responsibility for a 1,300+ unit portfolio valued at over $200 million.
In both positions, Payton orchestrated and executed property level business plans, management oversight, monthly financial reporting, investor reporting, and formulated annual budgets. Additionally, Payton supervised capital improvement initiatives, and assisted in the analysis of hold, sale, and refinancing strategies. These experiences have enriched her proficiency in navigating diverse facets of multifamily real estate operations and execution at a strategic level.
Payton lives in Jacksonville, FL with her husband, son and golden retriever. She enjoys traveling with her family, going to the beach and boating on the weekends. Payton’s passion for multifamily remains steadfast, culminating in the formation of Harbor South Holdings in 2024. She is grateful for the experiences that have brought her to this point and is excited to be a steward to her investor’s and client’s interests.
